Buying a home is for most people, the biggest investment of their lives. The process of buying a home is challenging. You should get prepared for the challenges. You may have many questions. Should I use a Real Estate agent? Can I buy a home directly from an owner? How much should I have for down payment? What about closing costs? What do I need to qualify for a mortgage loan? What type of mortgage should I apply for? How can I be sure that I am taking the right steps? There are many other questions that you may need answers for. We, at ACCI, can help. Our new home buyer’s program is designed to prepare individuals to become successful homeowners. The program consists of one or more sessions depending on the particular needs of the client. When you complete our program, you will have enough knowledge to make the best decision for yourself and your family. Better than anything, you will have the confidence to chose the right home for you and your family, one that you will be able to keep as long as you want to.
For some clients, their main problem is their credit. In that case, we should begin with a session to analyze the person’s credit report and design a plan to improve it. For other clients, because they are already about to close on the purchase of their home or because they cannot commit themselves to more than one session of counseling, we go straight to the Pre-purchase or the Pre-closing session. The Pre-closing session requires that your mortgage lender has a loan commitment for you and produces a document stating so and a form called PHFA-63, which will specify the PHFA mortgage loan that you have your commitment for. PHFA also requires that we obtain a copies of some documents from you.
The Home Buyer’s Pre-purchase counseling session covers topics related to buying and caring for the home and the responsibilities of a home-owner. It will be the second session for those for whom we do a session to analyze and improve credits first. The Pre-Closing session also has a number of topics to cover. At the end of the Home Buyer’s Pre-purchase counseling or the Pre-Closing session, the person qualifies for a Certificate.
The Home Buyer’s Certificate is required to qualify for a number of mortgage loans and some grants or “mortgage credits”. Among them are: some PHFA mortgage loans, some FHA mortgage loans, and the First Front Door grant programs.

Each program is an educational course prepared for each client based on the information he/she gives us. Therefore, we require a number of documents and a specific form or forms completed.
